What does it mean when one section of my driveway has sunk lower than the rest?

It usually means the ground under that section has settled, washed out or was never compacted well enough, so the slab or pavers no longer have solid support. The surface is only showing you what is happening underneath.

The nuance is whether the sinking is finished or still going. A section that dropped once and has stayed put can often be lifted or re-leveled. One that keeps dropping, or sits next to a hole or a washed-out edge, points to an ongoing water or soil problem that needs fixing first, or the repair will fail again.

Why a driveway section sinks

Concrete, asphalt and pavers all rely on a compacted base. If that base was thin or loosely packed when the driveway was built, it can compress under vehicle weight and leave one section lower. Fill soil that was not compacted in layers is a common culprit.

Water is the other big factor. Heavy rain, a downspout dumping beside the drive, a leaking irrigation line or poor grading can wash fine soil out from under a slab. In Florida's long wet season, repeated downpours can do this quietly for months. Sandy soil makes it easier, and sunken pavers are a typical result.

Tree roots can push a section up, which makes its neighbors look sunken, and roots that die and decay can leave voids. Either way you end up with a displaced section and an uneven edge, which is a trip hazard and can send water toward the garage.

What you can check yourself

Look at where the water goes

After a rain, see whether water pools in the low section or runs toward the garage. Pooling suggests the dip is collecting water that will keep eroding the base.

Check the nearby water sources

Look for downspouts, sprinkler heads or hose bibs that discharge near the sunken area. Note anything that seems to soak the ground there, and photograph it for your pro.

Measure and mark the drop

Lay a straightedge across the joint and use a ruler to see how big the lip is. Take dated photos and mark the edge with chalk, so you can tell later whether it is getting worse.

Look for roots and gaps

Note any trees or large shrubs close to the drive, and look for open gaps along the edges or under the slab. Lightly knocking on the surface with your knuckles or a rubber mallet can also reveal a hollow sound.

Flag the trip hazard

Mark a raised or dropped edge with bright tape or a cone so visitors and kids do not trip on it.

When to call a pro

Get a pro involved if the drop is growing, if the lip is large enough to catch a foot or a wheel, if water runs toward the garage or foundation, or if you see cracking that is spreading. A sudden depression or hole, or a void you can see under the edge, should be looked at before anyone drives on it. Do not dig around the area yourself.

Florida has no single statewide driveway contractor license. Concrete, paver and asphalt work is commonly done by contractors holding a state building or residential license, or by specialty paving contractors recognized locally, and requirements differ by city and county. Verify any license on the Florida DBPR website, and check with the local building department about permits for replacement or drainage changes. If you live in an HOA, you may also need association approval. We match you with a vetted pro near you, and your MB pro handles the estimate and any permit the work requires.

What a pro will do

  • Find the cause firstYour MB pro will look at drainage, grading, roots and base conditions to see why the section dropped. Ask whether the cause will be fixed or only the surface.
  • Re-level pavers or lift and stabilizeFor pavers, the pro can lift them, rebuild and compact the base and reset them level. For slabs, the options may include lifting or stabilizing the slab, depending on what is under it.
  • Replace the section if neededIf the slab or asphalt is badly cracked, the pro may remove the section and rebuild it with a compacted base, reinforcement and control joints. Ask how the new section will tie into the old one.
  • Correct drainage and gradingRedirecting downspouts, regrading or adding drainage can keep water from undermining the repair and from running toward the garage.

Related questions

Can a sunken driveway section be fixed without replacing the whole driveway?
Often, yes, if the rest of the driveway is sound and the cause is addressed. Pavers can be re-leveled, and a single slab or patch can sometimes be lifted or replaced. A pro can tell you after seeing what is under it.
What affects the cost of repairing a sunken driveway?
The main factors are the size of the area, the material, how much base must be rebuilt, access for equipment, drainage work, and any permit or HOA requirements. What the pro finds once the area is opened up also matters. A free estimate from your MB pro will spell it out.
Will it keep sinking if I do nothing?
If water is still washing soil out from under it, it may keep dropping and the void can grow. If the ground has fully settled, it may stay put, but the trip hazard remains. Tracking it with photos and a ruler helps you tell the difference.
Do I need a permit to fix a sunken driveway?
It depends on the city or county and on how much work is involved. Small repairs may not need one, while replacement, widening or drainage changes often do. Check with the local building department; your MB pro pulls any permit the job requires.
