AC running but not cooling? We'll match you with an AC pro near you.
AC and heating service in Miami-Dade, Broward and Palm Beach counties — repairs, replacements, heat pumps, mini-splits and maintenance. Free estimates.
What your MB pro can help with
In South Florida the AC runs most of the year against heat and humidity. Salt air corrodes outdoor coils near the coast, hurricane-season storms bring power surges and outages that are hard on compressors and control boards, and a clogged condensate drain can overflow into a ceiling or closet. AC work in Florida must be done by a licensed air-conditioning contractor — we match you with one near you.
- AC repair, including systems that run but don't cool.
- Refrigerant leak detection and repair.
- AC replacement and new installs, with the permit.
- Heat pumps and ductless mini-splits.
- Maintenance and tune-ups: coils, filters, electrical checks.
- Condensate drain clogs, AC water leaks and thermostats.
AC licenses, permits and efficiency rules in Florida
Florida law (chapter 489, Florida Statutes) requires AC work to be done by a licensed air-conditioning contractor, or a mechanical contractor whose license covers it. A building or roofing license does not cover AC work. Before work starts, ask for the contractor's license number and check it on the Florida DBPR website.
Replacing an AC system, condenser or air handler (a change-out) typically needs a mechanical permit from your city or county building department, pulled by the air-conditioning contractor. Since January 1, 2023, new central air conditioners and heat pumps must meet the U.S. Department of Energy's SEER2 efficiency standards, and the Southeast, including Florida, has a higher minimum than northern states.

AC questions, answered
- My AC runs but the house won't cool. What can I check?
- Make sure the thermostat is set to cool, replace a dirty filter, and check that the breaker hasn't tripped and the outdoor unit is running. If it still isn't cooling, or the indoor coil or lines are icing up, turn the system off and say so on the form.
- Water is leaking from my AC. Why?
- Usually the condensate drain is clogged. In South Florida's humidity an AC pulls a lot of water out of the air, and when the drain line clogs it can overflow into the ceiling, a closet or the floor. Mention any water on the form.
- Repair or replace?
- It depends on the system's age, the repair and how much it's been costing you. Ask the AC pro to quote both, and to explain the SEER2 rating of any new system.
- Is a heat pump or a mini-split right for me?
- A heat pump cools like a central AC and also heats efficiently in Florida's mild winters. A ductless mini-split suits an addition, a garage or a room the ducts don't reach. The AC pro can tell you what fits your home.
- Can I get the air ducts cleaned too?
- Yes — air duct cleaning is a separate MB service, available across Florida. It pairs well with AC work, especially after a renovation or a system replacement.
- Is AC service available everywhere in Florida?
- Not yet. AC & heating is available in Miami-Dade, Broward and Palm Beach counties. MB's other services cover all of Florida.
