Why is water leaking from my AC unit inside the closet?

Water around a closet AC unit usually means the condensate drain is not carrying away the moisture the system pulls out of your air. The drain line is often clogged, or the drain pan under the air handler is full, cracked or rusted through. Less often, a frozen evaporator coil or a dirty filter is behind it.

The nuance is that the puddle is the symptom, not the problem. In Florida's humid climate the AC makes a lot of condensation, so a blocked drain can overflow quickly. Mopping it up without finding the cause means the leak will come back.

Why it happens

Cooling air removes humidity, and that water drips off the evaporator coil into a pan, then runs out through a drain line. Algae, slime and debris can build up in that line, especially where the AC runs most of the year. When the line clogs, the pan fills and water spills into the closet or soaks into nearby drywall.

A frozen coil is another cause. If airflow is restricted by a dirty filter, or the system is low on refrigerant, ice can form on the coil. When the ice melts, it can produce more water than the pan can handle. A drain pan that has rusted or cracked with age can also leak even when the drain is clear.

Left alone, moisture in a closet can damage flooring and drywall and encourage mold. A pro can also check whether the water has reached the ceiling below or the wall behind the unit.

What you can check yourself

Turn the AC off at the thermostat

Set the thermostat to off so the system stops making more water. This is a simple switch and keeps the leak from growing while you look around.

Look at where the water is coming from

Without opening any panels, note whether water is pooling in the pan or floor, dripping from a pipe, or running down from above. Take a photo to show the pro.

Check the air filter

With the system off, slide out the filter and look at it. If it is gray and clogged, replace it with the correct size. A blocked filter can restrict airflow and contribute to ice on the coil.

Look for ice on the lines or coil area

Frost or ice on the copper lines or visible parts of the unit points to an airflow or refrigerant issue. Leave the system off and let it thaw, and tell the pro what you saw.

Dry the area and watch it

Dry the floor with towels or a wet vac and keep items out of the closet. If water returns after the system has been off for a while, the source may be something other than condensation.

When to stop and call a pro

Call a pro if the leak returns after you replace the filter, if there is ice you cannot explain, or if water has stained a ceiling or wall. Also call if you see rust or corrosion on the pan, hear water where it should not be, or smell mustiness. Do not open electrical panels or take apart the air handler yourself, because the unit has live wiring and water nearby makes that riskier.

Florida requires AC repair to be done by a licensed air-conditioning contractor, or a mechanical contractor whose license covers it. A building or roofing contractor's license does not cover AC work. You can verify a license number on the Florida DBPR website. MB matches homeowners with a pro for AC in Miami-Dade, Broward and Palm Beach counties only. What your MB pro will do

  • Find the source of the waterYour MB pro checks the drain line, pan, coil and filter to see whether this is a clog, a frozen coil or a failed pan, rather than just drying the area.
  • Clear and test the condensate drainIf the drain is clogged, the pro clears it and confirms water flows freely out to the discharge point.
  • Check airflow and refrigerantIf the coil froze, the pro looks for the reason, such as restricted airflow or a refrigerant leak, and explains the repair needed.
  • Repair or replace damaged partsA rusted pan, failed safety switch or damaged drain line can be repaired or replaced, and the pro will tell you if moisture has spread.
  • Suggest maintenance to prevent a repeatAsk about a tune-up or regular drain cleaning, and what the pro found once the unit was opened up.

Related questions

Is it safe to keep running the AC if it is leaking?
It is better to turn it off at the thermostat until the cause is found. Running it can keep adding water, and if the coil is frozen it can strain the system. Use fans and open windows if needed until your pro arrives.
Can a clogged drain cause damage beyond the closet?
Yes. Overflow can soak drywall, flooring and ceilings below, and damp areas can grow mold in Florida's humidity. Calling a pro early limits what needs repair.
Will a repair need a permit?
Routine maintenance and minor repairs, like clearing a drain, usually do not. Replacing a system or air handler typically needs a mechanical permit that the air-conditioning contractor pulls. Verify with your local building department.
What affects the cost of fixing an AC water leak?
The cause matters most: a simple drain clog is a different job from a failed pan or a refrigerant leak. Access to the unit, the parts needed and any water damage found once it is opened up also play a part. Your MB pro gives a free estimate after seeing it.
