Why do my exterior locks feel gritty and stiff living near salt water?

Salt air and salt spray corrode the brass, steel and zinc parts inside a lock, and the corrosion mixes with dust and humidity into a gritty paste that stops the pins and bolt from moving freely. That is why a coastal lock can go from smooth to stiff over a season or two.
The nuance is that stiffness does not always mean the cylinder is the problem. A worn key, a swollen or shifted door, or a deadbolt that no longer lines up with its strike plate can feel the same. Sorting out which one you have decides whether a cleaning, a rekey or a replacement is the right fix.
Why salt air does this to locks
Salt attracts moisture, and Florida's humidity keeps it damp for much of the year. Inside a cylinder, that moisture attacks the small springs, pins and steel parts first. The residue left behind is abrasive, so every turn of the key grinds against it.
Exterior locks are the most exposed. Front-door deadbolts, gate latches, side-door locks and patio hardware all take wind-driven salt spray, and storms can push more of it into keyways and latch openings. Condos and homes close to the water tend to see it fastest, which is why corrosion-resistant hardware and regular rinsing matter more here than in drier parts of the country.
Over time the corrosion also builds on the outside: a white or green crust on the faceplate, a latch that sticks, a thumb turn that resists. Left alone, a stiff lock can end in a snapped key or a lockout, so it is better to deal with it while the lock still works.
What you can check yourself
Look at the hardware
Check the keyway, faceplate and latch for white, green or rusty crust. Visible corrosion on the outside usually means there is more inside.
Try your spare key
If a fresh copy or the original turns more easily than your daily key, the key is worn rather than the lock. Never force a stiff key, because a broken key in the cylinder turns a small job into a bigger one.
Test with the door open
Stand with the door open and work the deadbolt from the inside thumb turn. If it moves freely open but binds when the door is closed, the problem is likely alignment or door swelling, not corrosion.
Wipe and rinse the outside
Wipe the exterior hardware with a cloth dampened with fresh water to remove salt film, then dry it. This is general upkeep and does not fix a lock that is already gritty inside.
Note when it sticks
Worse after rain, in the morning or after a storm points to moisture and salt. Stiff all the time points to wear or corrosion that has already built up.
When to call a pro
Get a pro if the key will not go in fully, turns only with force, or the bolt sticks halfway. The same goes for a lock that sometimes works and sometimes does not, or for crust on the hardware that wiping does not remove. These are signs a cylinder is near failure, and forcing it risks a broken key or a lockout. Do not try to force or take apart a lock that is stuck shut; stop and call.
Florida has no statewide locksmith license, but some cities and counties have their own registration or background-check rules, so check current requirements with the city or county where the work is done. Replacing a lock normally needs no building permit, though one can come into play if the lock is part of a larger door replacement or an access-control system. We match you with a vetted pro near you and book the visit.
Your MB pro handles the permit when the job needs one. You can look up a contractor's license at Florida DBPR.
What your MB pro will do
- Diagnose the real causeYour MB pro will tell corrosion from key wear and door misalignment, so you do not pay to replace a lock that only needs adjusting.
- Clean and service, or replaceWhere the cylinder is still sound, it can often be cleaned and treated with a suitable lubricant. Where it is badly corroded, the pro will replace the hardware.
- Rekey if neededIf you are replacing a lock anyway, or moved in and are unsure who holds copies, your MB pro can rekey it so only your new keys work.
- Suggest hardware that suits the coastAsk about corrosion-resistant finishes and exterior-rated deadbolts or smart locks for the doors that take the most salt spray. Ask the pro what is covered in the free estimate before work starts.

Related questions
- Can I just spray oil into a stiff lock?
- Heavy oil and grease can attract dust and salt and gum up the pins over time. A pro will use a lubricant suited to locks. If the lock is already gritty, the better fix is cleaning or replacement, not more product.
- How often should coastal locks be serviced?
- There is no single schedule, but regular rinsing of exterior hardware and a check whenever the lock starts to feel rough helps. Locks closest to the water, and those hit by storm spray, may need attention sooner.
- Does a gritty lock mean I should replace the whole deadbolt?
- Not always. A lightly affected lock can sometimes be cleaned and serviced, while heavy corrosion usually means replacement. Your MB pro can tell you which applies once they see it.
- What does it cost to fix a corroded lock?
- It depends on the number of locks, the hardware type and finish, whether the lock can be serviced or must be replaced, and whether the door or strike plate also needs adjusting. A free estimate from your MB pro gives you the answer for your doors.
