Why does my exterior wall leave a white chalky residue on my hand?

That white powder is chalking: the binder that holds the paint film together has broken down under sun and weather, releasing the pigment as a loose dust on the surface. It is normal wear on an aging exterior coating, and in Florida's intense UV and long wet season it shows up sooner on sun-facing stucco and siding than it would in a cooler, drier state.
The nuance is where the powder is coming from. If it rubs off evenly over a whole painted wall, it is chalking paint. If it is crystalline, gritty and concentrated near the base of a wall, around a crack or under a window, it may be efflorescence — salts carried out of the masonry or stucco by moisture — and that points to a water problem that needs to be fixed before any new paint goes on.
Why it happens
Exterior paint is pigment held in a resin binder. UV light attacks the binder first, and after years of sun the resin erodes at the surface and leaves the pigment behind as fine powder. South and west walls, and anything with no shade or overhang, chalk first because they take the most sun.
Florida's climate speeds everything up: daily thunderstorms through the wet season, heat, year-round humidity that encourages mildew and algae on the same surfaces, and coastal salt air that is hard on coatings and fasteners alike. Rain then washes the chalk down the wall, which is why chalking often shows up as white streaks on a wall below, or on a window, railing or driveway.
Chalking matters for one practical reason: new paint will not bond to loose powder. Painting straight over a chalky surface is one of the most common causes of peeling a year or two later. Proper preparation — washing, rinsing and often a bonding primer — is the difference between a coating that lasts and one that fails.
What you can check yourself
Do the dark cloth test
Rub a dark, dry cloth firmly across the wall at a comfortable height. A light dusting means mild chalking; a heavy coating of pigment on the cloth means the paint film is well past its service life.
Compare walls
Walk the house and test each elevation. If the sunny side chalks heavily and the shaded side barely does, it is normal UV breakdown rather than a product or moisture problem.
Tell chalk from mildew and salt
Chalk is a uniform powder the colour of the paint. Dark green or black speckling is mildew, and white crystalline crust low on a wall or beside a crack is usually efflorescence from moisture in the masonry.
Look for water sources
From the ground, look for sprinkler heads spraying the wall, a leaking hose bib, clogged gutters or downspouts dumping against the stucco, and staining under windows. Note what you see for the estimate.
Check the paint history and HOA rules
Find the last paint date and colour if you have it, and pull your association's approved colour scheme. Many Florida condo, townhome and deed-restricted communities need architectural approval before an exterior repaint.
When to call a pro
Get a pro out when the chalking is heavy, when bare stucco or primer is showing through, when paint is blistering or peeling in sheets, or when you are seeing crystalline white deposits and damp patches that suggest moisture is moving through the wall. Those are signs the next coat will fail unless the cause is corrected first, and a cracked or hollow-sounding stucco area needs to be opened and repaired rather than painted over.
Stop and hand it off for anything above the ground floor or anything needing a ladder or roof access, and for any home built before 1978, where federal rules govern how old paint may be disturbed during sanding, scraping or washing. Painting itself does not require a state contractor licence in Florida, though local business tax receipts can apply; trades such as roofing, plumbing, air-conditioning and electrical do require a state licence, which you can verify on the Florida DBPR website. We match you with a vetted pro near you and book the visit.
Your MB pro handles the permit when the job needs one. You can look up a contractor's license at Florida DBPR.
What a pro will do
- Test and wash the surfaceYour MB pro will test how deep the chalking goes, then pressure wash and rinse the walls to remove loose pigment, mildew and salt film so the next coat has something sound to grip.
- Repair before coatingStucco cracks are routed and patched, failed caulk at windows, doors and trim joints is replaced, and any moisture source feeding the wall is identified before painting starts.
- Prime for adhesionWhere chalking is heavy, a bonding primer or masonry sealer is applied so the finish coat adheres instead of lifting the old powder with it.
- Paint the full exterior envelopeStucco, siding, trim, soffits and fascia are coated, with colour matching or your HOA's approved scheme followed where the community requires it.
- Give you a written free estimateAsk what prep is included, what primer is being used, how many coats, and what happens if more damage shows up once the surface is washed and opened.

Related questions
- Can I just paint over a chalky wall?
- Not safely. Fresh paint bonds to the loose powder rather than the wall and can peel within a season or two. The chalk has to be washed off and, where it is heavy, locked down with a bonding primer first.
- Does chalking mean the last paint job was bad?
- Usually no. All exterior coatings chalk eventually, and Florida's UV, heat and humidity get there faster. Very early or very heavy chalking can point to a thin application, a product not suited to the exposure, or painting over a poorly prepared surface.
- What drives the cost of repainting a chalky exterior?
- Square footage and number of storeys, access around the house, how much washing and stucco crack repair the surface needs, whether a bonding primer and extra coats are required, the coating chosen, and anything found once the wall is cleaned. Your MB pro gives a free estimate after seeing it.
- The white powder is only at the bottom of the wall — is that the same thing?
- Probably not. A crystalline crust low on a wall is typically efflorescence, salts pushed out by moisture in the block or stucco. Painting over it will not hold; the water source — sprinklers, grading, a leak or a crack — has to be addressed first.
