Why is paint peeling off my stucco in large sheets?

A straight answer first, then what you can safely check yourself and when to get a pro. Free estimates from a vetted MB pro near you.

Paint that comes off stucco in large sheets has almost always lost its bond with the wall. The usual causes are moisture pushing out from behind the surface, or paint that went over dirt, chalk or an old failing coating without proper prep.

The nuance is that repainting alone will not fix it. If water is getting into the wall, new paint will peel again, so the source has to be found and corrected first.

Why it happens

Stucco is porous. It absorbs water from rain, sprinklers, a leaking gutter or a cracked section, and in Florida's humid, wet-season climate that moisture can keep moving through the wall for months. When it tries to escape, it pushes the paint film off in sheets. A thick or non-breathable coating over damp stucco makes this worse because the vapor is trapped.

Prep is the other big cause. Paint applied over a chalky, dusty or mildewed surface, or over layers of old paint that were already loose, sticks to the problem rather than the wall. Sun-facing walls also take heavy UV, which breaks down paint and leaves a powdery chalk layer that new paint cannot grip.

Cracks matter too. Hairline and larger stucco cracks let wind-driven rain behind the paint. In coastal areas, salt air adds to the stress on the coating.

What you can check yourself

Note where it is peeling

Look from the ground at the pattern. Peeling near the base of the wall points to sprinklers or ground moisture. Peeling under roof edges or below windows points to leaks or failed seals. Peeling on the sunniest wall points to UV and age.

Look at the back of a peeled piece

If the back is damp, stained or has white crusty salt deposits, moisture is coming through the wall. If it is dry and dusty, the cause is more likely poor prep or chalking.

Do the chalk test

Rub a dry hand across a painted area that is still intact. A powdery residue means the old paint is breaking down and needs proper cleaning and priming before recoating.

Check sprinklers, gutters and downspouts from the ground

See whether sprinkler heads spray the wall, or whether a gutter or downspout overflows or drips onto that section. Redirecting a sprinkler head away from the wall is a simple, safe fix.

Look for cracks and stains

Scan the wall for cracks, dark streaks, green mildew or bubbling paint that has not peeled yet. Photograph everything to show the pro.

When to call a pro

Call a pro if the peeling keeps spreading, if the wall is damp or stained behind the paint, if the stucco sounds hollow or is crumbling, or if you see cracks wide enough to let water in. Do not climb a ladder or get on the roof to trace a leak. Anything above ground level, or any sign of a roof or structural problem, belongs to a pro.

If your home was built before 1978, ask about lead paint before anyone scrapes or sands. Federal rules cover disturbing lead paint, and the contractor should know them. Painting generally does not need a state license in Florida, but local business tax receipts may apply. Stucco repair or other building work may fall under licensing and permit rules, so verify with the local building department and check any license on the Florida DBPR website. If you live in an HOA or condo, get color and exterior-work approval before the job starts. We match you with a vetted pro near you.

Your MB pro handles the permit when the job needs one. You can look up a contractor's license at Florida DBPR.

What a pro will do

  • Find the moisture sourceYour MB pro looks for leaks, cracks, bad sprinkler aim and failed seals around windows and roof edges. Ask how they plan to confirm the wall is dry before painting.
  • Remove loose paint and clean the wallFailed paint is scraped or washed off, and mildew and chalk are removed with pressure washing and surface prep. Ask how long the wall will be left to dry.
  • Repair stucco and cracksCracks and damaged patches are repaired and sealed so water stops getting behind the paint. Ask what they will do if the stucco is damaged once the paint is off.
  • Prime and recoat with the right productA suitable primer and a breathable exterior coating are applied, with color matching or your HOA color scheme. Ask which products they use and why.

Related questions

Can I just paint over the peeling areas?
Not reliably. Paint over loose or damp areas will lift again, often in the same spots. The loose paint has to come off and the cause has to be dealt with first.
Does peeling mean there is water damage inside my wall?
Not always, since chalky or poorly prepped paint can peel on a dry wall. If the back of the paint is damp or stained, or the stucco is soft or hollow, have a pro look at it before painting.
How long should exterior paint on stucco last?
It varies with the product, the prep, sun exposure and moisture. Sun-facing walls, coastal salt air and Florida's wet season all wear paint faster, so regular washing and inspection help.
